After the home inspection it is best to not make any decisions immediately. Take some quiet time that evening with your report and a note pad. Read the entire report carefully and make notes as you best understand them. Be careful, it is very easy to overlook important aspects. Hastiness or superficiality could be costly at this point.
If laboratory testing or further investigation is in process, wait for those results before you make your final decision.
Your home inspector should be available for questions if there are aspects of the report that you do not understand.
- Read the report and make a list of questions that you have.
- Call with questions since your inspector can review and answer most
questions or concerns you may have.
- Discuss the report with your Real Estate agent or attorney if you
wish. Remember, the home inspection report is your property. If you request,
your inspector can fax, e-mail or mail all or part of the report to anyone
you request who is involved in the transaction.
- If the seller has employed contractors for repairs, request and obtain receipts for all the work done. You can also have your home inspector do a re-inspection of items that have been repaired or corrected. There will usually be an additional fee for additional inspection work.
